If you are thinking of leasing homes for the long haul you may want to think twice. The reality of renting are the costs no one talks about.

Here is a breakdown of what was spent this month:

$150 A/C Repair
$120 Home Depot materials for locks
$220 New window glass + install
$550 New shower faucet/set + install
$1550 vacant unit
$1400 vacant home (tenant vanished yesterday with no warning/notice 3 months into their 1 yr)

Total cost: $3,990

We only share this to show the true reality of running a rental portfolio. It’s never sunshine but rather dark-gloomy days.

Then why do it?

It’s a long-term game plan. We marry the mortgage!

What happens when a tenant trashes your unit?

He stopped paying rent for 1.5 months, so we served him a 3-Day notice, & we will spend close to $2K in rennovations. He agreed to leave after the notice and we kept his $900 deposit.

We were very fortunate to get this unit leased during the time he was not paying and for more than before.

Moral of the story is if they are 2-3 weeks late most likely they will not pay, but we would say this was probably much less espensive than going the whole 100 yards in court, lawyer fees, and potentially months of not paying rent!

Ever wonder how old a unit is?

We us ChatGPT to find a quick response! Sometimes these units have the manufacture date but a lot of the times they do not.

Just thought we would share, we hope it helps someone!
