This is Project Mar Vista, a fire rebuild in Altadena. We're a couple months in, framing is up, and the family still hasn't locked a landscaping plan. Pool or no pool. What features go in the backyard. None of it decided yet — and that's fine.

A lot of homeowners rebuilding after the fire feel like day one means every choice is final. It isn't. Landscaping sits far enough downstream that it can wait until you can actually see how the budget and timeline are shaping up. You'll make a better decision then than you would have at the start.

In the meantime the trades keep rolling. Insulation and drywall are next.

Knowing which decisions are urgent and which ones can wait is most of what keeps a rebuild moving instead of stalling.

We're diving into Phase 1 of our Victory ADU conversion! 🏁 Demolition is complete, and we're ready for our framing crew to come in and start shaping the new layout. 🔨
But before we can go vertical, we need to shore up the foundation. Enter: underpin footings. 🪜🧱
Our concrete wizards are cutting precise 2'x2'x2' sections to add these strategic supports. The rebar in these footings will be epoxied into the existing slab, tying the new structure seamlessly into the old bones of the building. 🤝

We were mid-conversion on a garage-to-ADU when we found this.Mature tree growing into the structure — pushed an existing wall right off its foundation. Roots already under the slab.Most crews flag it and wait. We braced, demoed, coordinated with the neighbor, and kept the project moving.This is the stuff nobody films.DM us "CUSTOM" if you're planning a conversion and want to know what to ask your builder upfront.

Rebuilding in Altadena? Your permit doesn't go through the City of LA — Altadena is unincorporated, so it runs through LA County Public Works (there's even an Altadena One-Stop Permit Center). Here's the actual path: debris + soil, plans to current fire code and WUI requirements, pick your permit lane (like-for-like is fastest), then review. How fast you move depends heavily on how clean your submittal is — many delays come from incomplete submittals, not just the county. DM REBUILD for the whole path on one page. No pitch.
