When I first met Ruben, he was standing at the edge of a big decision—and completely unsure of what to do.
He had been to a few open houses, browsed listings online, even talked to a couple of agents.
That’s when we met. He told me right away, “I don’t know if this is a good time… I don’t even know if I’m doing this right.” So we didn’t rush. We sat down and talked it through—his goals, his fears, his numbers. We ran scenarios: rental income potential, what it would take to manage a tenant, how the property might appreciate over time. And most importantly, what it would look like if plans changed.
And they did change.
Somewhere during escrow, as we were handling inspections and working through contingencies, Ruben started picturing himself there. Not as a landlord, but as a homeowner.
