Now leasing coworking space!
THE AVAILABLE PROPERTIES. The properties (Suite B, C, D, E) referred to in this letter (the "Property") is located at 103 N Main Street, La Feria, Texas, 78559.
The AVAILABLE Property is described as commercial and comprises approximately 60sqft , 60sqft, 60sqft, and 85sqft.
LEASE TERMS. The Landlord and Tenant agree to the following terms:
a) Security Deposit. The Tenant will be required to pay a $750.00 security deposit.
b) Rent. Payments shall be made monthly. Rent will be due on the 1st of every month.
c) Lease Period. The Landlord and Tenant agree to enter into a fixed-term lease.
d) Late Rent. Rent is considered late if it is still unpaid 5 days after it is due. The penalty for late rent is 5% of one month’s rent.
e) Renewal. Upon the expiration of this lease, the Tenant shall have the option to renew the lease for a period of 1year.
f) Subletting. The Parties agree that the Tenant shall not be able to sublet the Property.
g) Furnishings. The Landlord shall provide the following furnishings for the Tenant to use: Lobby sofa, furnished desk, and office chair, conference room technology, table and chairs.
h) Expenses. The Tenant is required to pay for the following expenses in addition to rent: None. The Landlord is required to pay for the following expenses: Utilities and Housekeeping.
i) Parking. The Tenant shall have use of 0 parking space(s).
IV. CURRENCY. All mentions of currency or the usage of the "S" icon shall be known as referring to the U.S.dollar:
V. GOVERNING LAW. This Letter shall be governed under the laws of Texas.
VI. BINDING EFFECT. This Letter shall be considered non-binding.
VII. ADDITIONAL TERMS.
(1) additional rent payment per year for incidentals, e.g. office space repaint, floor maintenance, tech upgrades. Payable on July 1 2025
(2) Central Receptionist 9am – 5pm Monday – Friday. 24hr Access
