U.S. Sellers Adjust Prices for Autumn
As we head into autumn, I’m seeing a notable trend: the median listing price per square foot has dropped about 2% year-over-year in mid-Q3, marking the tenth straight month of annual declines. Sellers across the country are adjusting expectations, responding to higher mortgage rates and ongoing economic uncertainty. For many, trimming asking prices has become a necessary move to attract qualified buyers before the typical winter slowdown sets in.
For those who are pre-approved, this season offers more than just falling leaves—it’s a strategic window. With housing supply expanding, buyers now have the opportunity to compare homes, negotiate favorable terms, and revisit neighborhoods that might have felt out of reach just a year ago. Drawing on my background as both a licensed realtor and certified building inspector, I understand how these shifting dynamics can impact every step of the process. My goal is always to help clients navigate changing conditions with confidence, ensuring their decisions are both informed and strategic.
