Remember that in the world of real estate there is a triad, that is 3 fields in real estate that create the different types of real estate transactions and requirements (educational, etc) to make and have a meeting of the minds in these transactions. The triad starts with wholesaling which requires no licence, in wholesaling you are working with cash only investors, title companies that allow double closings/assignments and sellers who are willing to negotiate for a wholesale price and you are the middle man in the transaction in which no real estate license is required. Then we move on to residental and commercial real estate in which you need a certain amount of real estate credits whether through a university or 3rd party institution that is certified by your state plus having to pass a state exam depending on your state to become licensed and recieve commission and W9 business owner tax benefits.
