Here are the numbers through July:

🏡 157 detached homes sold

💰 Average sales price: $4.4M

📉 Homes are selling for 96% of asking price

📍 90 detached homes currently active

🤝 24 homes pending

⏱️ Average time on market: 45 days

My takeaway?

The market isn’t crashing, and it’s not red hot either.

Buyers are still active, but they’re more selective. Homes that are priced correctly and presented well are selling. Homes that miss the mark are taking longer.
