Explore new commercial opportunities in the coming year to drive growth and expand your business ventures. The migration of major leaseholders to the UTC area presents significant advantages, attracting keen interest from investors. 🌟

“City officials and local brokers have indicated that various regional and national developers are expected to propose plans in the upcoming years for mixed-use developments in the University Town Center (UTC) area. These developments will likely feature office, retail, and multifamily components, aiming to capitalize on "one of San Diego’s strongest employment and housing nodes," according to Joshua Ohl, senior director of market analytics for CoStar Group in San Diego.”

The Benefits of Shopping for a Home During a Slower Market

In the real estate world, a slower market often translates to an exceptional opportunity for homebuyers. If you're considering purchasing a property in San Diego County, now might be the perfect time to make your move. Here’s why shopping for a home during a slower market offers significant advantages:

1. Less Competition

During a bustling market, buyers often face stiff competition, leading to bidding wars and inflated prices. In a slower market, you’re less likely to encounter multiple offers, giving you more time to evaluate homes and negotiate terms that work in your favor.

🌟 Example: Homes in 92037 have experienced a slight increase in inventory this season, creating opportunities for buyers to explore premier properties without feeling rushed.

2. Negotiation Leverage

With fewer buyers in the market, sellers may be more willing to negotiate on price, closing costs, or contingencies. This can result in securing a better deal or additional perks like home improvements or seller-paid closing costs.

🌟 Example: Rancho Santa Fe’s 92067 luxury market often features motivated sellers during slower periods, presenting unique chances to purchase high-end homes at more attractive prices.

3. More Time to Make Decisions

When the market slows, homes typically spend more time on the market. This gives you a chance to thoroughly evaluate properties, research neighborhoods, and consider your options without the pressure of acting immediately.

4. Better Interest Rate Locks

While interest rates fluctuate, a slower market often coincides with stabilizing rates. If rates are favorable, you can secure a rate lock and confidently plan your purchase.

5. Greater Inventory Selection

Although the number of listings might decrease in a slower market, the reduced competition means you have a better chance of finding a home that meets your needs without it being snatched up immediately.

Final Thoughts

Whether you're eyeing a coastal gem in La Jolla or an estate in Rancho Santa Fe, shopping during a slower market can give you an edge. It’s an opportunity to secure your dream home under more favorable conditions.

As your trusted real estate advisor, I’m here to guide you through every step of the process. Let’s find the perfect home for you in 2025~!! 🏡

June 2024

Nationally – U.S. existing-home sales fell for the 2nd month in a row, sliding 1.9% month-over-month and 1.9% year-over-year (YoY), according to the National Association of REALTORS® (NAR), with sales down in all four regions of the country. Higher borrowing costs and accelerating home prices continue to weigh on demand, pushing some prospective buyers to the sidelines and causing market activity to slump ahead of summer. Nationally, the median existing-home price reached $407,600 as of last measure, a 5.7% increase from the same period last year and a record high for the month, according to NAR. Meanwhile, total inventory heading into May stood at 1.21 million units, a 9% increase month-over-month and a 16.3% increase YoY, for a 3.5 month’s supply at the current sales pace.

Days on Market decreased 32.1% YoY to 19 days and Months’ Supply of Inventory increased 15.0% YoY to 2.3 months.

Orange County EMT = Strong Seller’s Market 🟥 : As usual, demand continues to outpace supply and properties are selling quickly, with the typical home spending 19 days on market in Orange County, down from 23 days the month prior.
