Open houses are not just about getting bodies through the door and hoping one of them writes an offer. They are one of the best "truth tellers" for how the market is reacting to your home.
When I host an open house, I am not only counting how many people show up. I am listening closely to what they say and where they hesitate:
š Are several buyers commenting that the price feels high compared to what else they have seen?
š Do they get hung up on the same repair, update, or cosmetic issue?
š Are first impressions hurt by curb appeal before they even step inside?
That feedback is gold. It can highlight gaps in pricing, presentation, condition, or even the photos and marketing we are using online. From there, we can adjust, improve staging, tackle a key repair, refresh photos, or revisit price so the home speaks more clearly to the right buyers.
If you are thinking about selling, treat your open house like a strategy session, not just a Sunday event. The goal is to generate offers and to learn what might be standing in the way of the best one.
