No real estate doom and gloom from me. Yes, the market has slowed down, particularly in some sectors and zip codes. Yes, inventory is up. Yes, we have seen a slight dip in prices. Real estate is a market. Like any other market prices go up and down depending on how buyers and sellers feel about things. But are these current shifts still within the range of normal? Last month I closed two sales with cash buyers. Neither of them were investors, which is what most people think of when they hear "cash buyer."

Cash purchases accounted for 31.4% of home sales during the first four months of 2026, down from 32.3% in the same period last year, according to data from Realtor.com.
