If you're thinking about moving but need to sell your current home to make the next purchase possible, one of the first decisions is figuring out the order of events.

Sell first or buy first? There isn't a one-size-fits-all answer.

Selling first can give you a clearer picture of your available equity, eliminate the possibility of carrying two mortgages, and potentially make your offer on the next home more attractive because you aren't waiting for your current home to sell.

The downside? You may have a gap between homes, which could mean temporary housing, storage or moving twice.

The right strategy depends on the homeowner, the property and the market. The important thing is to work out the plan before you start the process.

California Housing Market: July 2026 - California home sales slowed in July after a stronger June, but the latest numbers don't point to a dramatic shift in the market.

According to the California Association of REALTORS®, sales were down 6% from June but still slightly ahead of last year. The statewide median price also slipped from June, but remained slightly higher than a year ago.

One change worth watching: buyers have a little more choice. Inventory increased to 3.4 months of supply in July, although that is still below last year's level.

For sellers, I think the takeaway is fairly simple: buyers are still active, but they are being selective. Pricing, condition and presentation matter.

Most homeowners don't think about how their home was originally built. But when it comes time to sell, the distinction between a traditional, modular or manufactured home can affect a buyer's financing.

For sellers, that's important because financing can affect the pool of buyers who can purchase your property.

The bigger issue is timing. If a lender discovers a property-specific requirement after you've accepted an offer, it can create additional work and potentially delay closing.

That's why I believe these questions are worth identifying before a home goes on the market—not after it's already in escrow.
