When people move, there's usually an assumption built in: you sell the house you're leaving and put the money toward the next one.

More owners are pausing on that this year and asking a second question — should I sell it at all, or keep it and rent it out?

We just published a post that walks through both paths: what each one actually nets you, what really changes the day you become a landlord, and when selling is simply the better call.

The home inspection might be the most misunderstood step in buying a home. 🔍

Here's how it really goes: an inspector spends a few hours with the home's major systems — roof, structure, electrical, plumbing, heating and cooling — then hands you a report of everything they noticed.

And here's what surprises most first-time buyers: almost every inspection finds something. That's normal. Most findings are routine maintenance notes, some are worth a conversation with the seller, and once in a while one is a genuine reason to walk away.

Knowing which is which — that's where experience comes in, and it's a conversation we have on every purchase.

New Post: Sell It or Rent It Out? How to Decide What to Do With Your Home When You Move

For most people, moving has come with an assumption built in: you sell the house you’re leaving and put the proceeds toward the one you’re buying. The only real question is what it will sell for. For more owners this year, that assumption is loosening. The question showing up isn’t just “wha...

Want to be settled in a new home by the holidays? The clock starts earlier than most people expect. ⏰

Here's the honest math: a few weeks of focused searching, a week or two of offers and negotiation, then a month or more from accepted offer to keys — plus the move itself. Add it up, and holidays-in-a-new-home usually means starting in September or early October.

No need to rush anything. It just helps to do things in order: talk financing first, build the wish list, then start touring.

If that picture is on your mind for this year, reach out and we'll map the timeline against your situation. Call/text/email us at (619) 347-6337 or [email protected] if you have questions.

"Is the housing market going to crash?"

We get this question a lot lately, and if you've wondered the same thing, you're not alone — roughly 4 in 10 buyers and sellers say they're worried about one.

But the numbers tell a calmer story. There are more homes on the market than we've seen in years, sales are running ahead of last year, and prices are holding steady. Most economists call 2026 a rebalancing year — a market finding its footing after some wild swings.

Every market is different, and yours might look nothing like the national picture. That's exactly why it's worth asking about your area specifically instead of settling for the scariest headline in your feed.

Heads Up, San Diego Homeowners: Don’t Fall for This Property Tax Scam

I want to flag something for my clients and neighbors here in San Diego County. The County Treasurer-Tax Collector just put out a warning about a scam making the rounds on social media, in online videos (some AI-generated), and even through phone calls. Here’s how it works: scammers tell you they ...

The smartest way to use AI in a home search? Give it the homework.

Let it sharpen your wish list, explain the confusing terms, rough out the numbers, and build your shortlist. It's genuinely good at all of that.

Then take what it found to a professional who can verify it — someone who's walked those streets, knows what homes there actually sell for, and can spot the things no chatbot can see.

One of my favorite conversations lately: bring me what the chatbot told you, and I'll tell you what it got right.
