As someone who’s been guiding home buyers and sellers in San Diego and Riverside County since 2013, I always keep an eye on market trends to help clients make confident decisions. Looking ahead to 2026, there’s an interesting window to watch: from September 27 to October 3, buyers could see a stronger mix of homes on the market, less competition, and even softer pricing. During this week, active listings are expected to rise by 31.9% from the start of the year and by 13.3% compared to the average week, which means more choices for buyers nationwide. Listing prices are projected to be about 3.5% below their seasonal peak—potentially saving buyers close to $14,000 on a median-priced home near $416K. Historically, competition is down 30.1% from its annual high, and homes are anticipated to stay on the market for around 64 days, giving buyers more breathing room to make decisions without feeling rushed. The early fall season tends to bring more options, while later in the fall, there may be even more flexibility on price. As we move through September, there are a few important housing trends that may shape your next step whether you’re considering buying or selling. Recent data shows pending home sales just edged into negative territory year-over-year, ending an eight-month stretch of gains. Higher borrowing costs have cooled buyer energy, and contract signings reflect that, with homes also taking about 60 days to sell. Mortgage rates have risen—from around 6% in late Q1 to the high-6% range now.

However, there are some positives for buyers: median list prices have eased to $424,500, about 20% of listings have seen price cuts, and active inventory is up 4%. Even so, national inventory remains roughly 11% lower than typical pre-pandemic years, revealing that the underlying housing shortage is still with us, even as some buyers hesitate.
