🏡 Inventory is rising – The number of active listings just hit 4,543, the highest mid-March level since 2019. But we’re still 38% below pre-COVID levels, meaning demand still outpaces supply

📈 Buyer activity remains steady – Pending sales are up 1% from last year, but still 76% below the pre-pandemic average

⏳ Market time is increasing – Homes are now taking 74 days to sell on average, slightly longer than last month but still faster than historical trends

💰 Luxury market slowdown – Homes over $2M now make up 19% of inventory but only 10% of demand. High-end buyers are taking their time

📉 Distressed sales remain low – Just 0.4% of listings are foreclosures or short sales. 99.7% of sellers are selling with equity
