You may have started your home search with a certain picture in mind, then quickly realized the homes in your budget looked smaller than expected.

That can feel discouraging at first, but in today’s market, going smaller may actually be a smart strategy. Newly built single-family homes have generally been shrinking since 2015 as affordability pressures have grown, and that shift has helped bring new-home prices down to their lowest level in nearly five years.

Condos are also opening up another path for buyers. In April 2026, condo sales rose 2.7% month over month, and the national median condo price was $365,300 compared with $412,100 for single-family homes.

The key is to stop thinking only about square footage and start thinking about value, layout, location, and lifestyle. Sometimes a smaller home in the right community gives you more of what you actually need. ✨🏡
