Starter home inventory is tight (good for you as a seller) and move-up inventory is growing (good for you as a buyer). Add in the equity you've built over the years and your move-up might be more realistic than you think.

There’s a lot of noise in the news about affordability and mortgage rates right now, but here’s what almost no one is talking about: buying is still more affordable than it was a year ago. 🏡

Yes, rates have ticked up over the past few weeks. But even now, the average monthly payment is about $300 lower than it was this time last year.

A few years ago, sellers could say “no” to almost everything a buyer asked for. No repairs. No concessions. No negotiation.

Today, the market looks a little different. 📉

More sellers are finding that helping with closing costs or making strategic concessions is part of getting the deal done. That doesn’t mean every seller should agree to everything; it just means negotiation is back on the table.
