Before getting caught up in the pretty finishes, take a closer look at the big-ticket systems and the home’s history.

Think:

⚡ Electrical
🚰 Plumbing
❄️ HVAC
🚽 Sewer
🔨 Permits for additions and remodels
🐜 Wood-destroying organisms / termites
💧 Signs of water intrusion

The goal isn't to be afraid of an older home. It’s to understand its condition, what has been maintained or replaced, and what work may have been permitted.

A thorough inspection process and appropriate follow-up inspections can help buyers make a more informed decision.

🏡 Love the remodel?

Before you fall in love with the finishes, check the paper trail.

When you're buying a Santee home with an addition, garage conversion, ADU, enclosed patio or other major improvements, it's worth asking whether the work required permits and whether those permits were completed.

Not every improvement requires a permit, and an unpermitted improvement doesn't automatically mean you should walk away. The important thing is understanding what you're buying and investigating anything that doesn't line up.

A pretty kitchen is great. Knowing the story behind the renovation is even better. 😉

Ever wonder who I’m having that “staff meeting” with? 😂

Yep… just me, myself, and I. 😆
