Just got back from Decatur this week and stopped by one of our properties.
Always important to put eyes on your assets when you can — here’s what I found:
• One of the plexiglass windows had been busted open from high winds (easy fix, but something you wouldn’t catch remotely)
• While walking the interior, I discovered a hidden attic access through a bedroom closet
This attic space is actually pretty solid — could be used as additional storage or even positioned as a potential 3rd bedroom at the tenant-buyer’s discretion down the line.
Takeaways:
– Boots on the ground = real awareness
– Small issues (like windows) can turn into bigger problems if ignored
– Hidden value can exist in these properties if you actually walk them
This is exactly why I like checking properties in person whenever possible — not just for problems, but for opportunity.
Decatur continues to be a strong market for these types of deals. 🤝

Day in the Life – Slow Flip Rollercoaster 🎢

Today was a calm one.

Mostly focused on responding to tenant buyers and setting 4–5 walkthrough appointments.

A lot of follow-up.
A lot of simple conversations.
Answering questions.
Building rapport.

One thing we’re noticing more and more:

📞 Calling between 3:00–6:30/7:00 PM (in the property’s time zone) seems to work best.

People are getting off work.
They’re checking their phones.
They’re more available to actually talk.

Midday pickup rates are lower.
Late evening feels rushed.

Small adjustment, but it’s helping with connection and response.

Nothing major today — just steady momentum.

Grateful for the opportunity to keep building relationships and helping get these homes filled the right way.

On to tomorrow.
