I’m not telling you that you have to buy a house…. 🏡

But if you’ve been sitting on the sidelines the last few years, feeling priced out, outbid, or just plain exhausted by it all, I want you to know the market looks really different right now.

There are more sellers than buyers, and that gap is the widest we’ve seen in years. A huge share of listings have had price cuts. Homes that have sat for 60+ days often have sellers who are ready to talk. Builders are offering real incentives. And you have something buyers haven’t had in a long time: choices and time to think.

No more waiving inspections in a driveway like it’s 2021. 😅

If buying is right for you, this could be a moment where you have some leverage, including asking for help with closing costs.

And if it’s not the right time, that’s okay too.
Either way, my calendar is open if you want to talk through the pros and cons with no pressure. 🖤

It’s time to update the data.

Price drops are at an all time high and 7% interest rates are making buyers lose their minds.

Market value constantly fluctuates and with rates and affordability at an all time high? The market is going to correct itself.

Thankful for clients who listen to the data, and trust my judgement calls on price and strategy, because right now.. you don’t want to be the house sitting for months while buyers gain more and more leverage.
