This spring, my clients were considering selling their home but wondered if they should wait and see if market conditions improved. Like many sellers, they were asking the question: “Should we wait?”

My advice was simple: none of us can predict the market. If you’re truly ready for your next chapter, it’s usually better to move forward rather than wait on “what ifs.”

They decided they were ready.

A common question I get from sellers is, “what if we list high and just see what happens?”

The problem with this is that if the price is too high, you just eliminate buyer options altogether. I can tell you what happens. The listing sits longer, offers come in later and for less, and you continue to pay your holding cost maintaining mortgage, insurance, utilities, taxes, which all add up overtime. At end of the day, you may not be actually making more money even at a higher price.
Three things sell a home: market -condition -price!
We all know this market is unpredictable, but we can control condition and price. Your price should reflect the condition, meaning if your house needs some repairs and some work, then you can’t expect to get top dollar. If your house is in excellent condition and is moving ready, you probably will get a much quicker sale which will result in more money at the closing table.
