If you can’t close on the deal…
you shouldn’t be locking it up.
Too many wholesalers out here tying up properties
with no real ability to perform.
And when it falls apart…
the seller gets burned.
That’s how you ruin relationships—and your reputation.
Now look—wholesaling isn’t bad.
You can make great money doing it.
I’ve seen six-figure wholesale deals.
But the problem is when people rely on it
without having the ability to actually close.
Because the moment you can close…
Now you’re in control.
And control gives you options:
List it.
Clean it up.
Hold it.
Flip it.
You’re not stuck hoping for a buyer…
you are the buyer.
And that’s where the bigger money comes from.
Same deal…
completely different outcome.
