Too many wholesalers out here tying up properties
with no real ability to perform.

That’s how you ruin relationships—and your reputation.

Now look—wholesaling isn’t bad.
You can make great money doing it.

I’ve seen six-figure wholesale deals.

But the problem is when people rely on it
without having the ability to actually close.

Because the moment you can close…

Now you’re in control.

And control gives you options:

List it.
Clean it up.
Hold it.
Flip it.

You’re not stuck hoping for a buyer…
you are the buyer.

But nobody talks about what actually kills deals.

It’s not the paint.
It’s not the cabinets.
It’s not the staging.

It’s the stuff you didn’t check before you bought it.

Foundation issues.
Bad electrical, plumbing, HVAC.
A roof that needs to be replaced.

That’s where deals go sideways fast.

And if you don’t budget for it upfront…
you’re not investing—you’re gambling.

The rule is simple:

If there’s any doubt, you price it in.
