This is Real Estate in 2026...

Under contract for the first time after 4 months on the Market.

I challenged a low appraisal we received and lost, Back on the Market we went.

10 different price changes to go back under contract again for the second time, selling the home completely as-is, no repairs to be entertained. We then get a repair amendment asking for several items to be repaired, so back on the market we go.

Finally under contract for the final time a month ago and officially sold today 322 days after being on the market.

What you just read was a living nightmare of a story for my client. It's a 100% a buyers market, and an incredible home just sold for an absolute bargain!

At the end of the day, Im happy for my client that they can finally move on, better days ahead!

THIRD TIME’S THE CHARM!

After more than 300 days on the market, 14 open houses, countless showings, and two previous contracts that fell apart at the 11th hour… we are officially PENDING again.

And hopefully, this is the one that gets us all the way to the closing table.

There are some listings where you can look back and wonder if you could have done more. This isn’t one of them. The effort was there. The marketing was there. We hosted FOURTEEN open houses on this property. We continued to promote it, continued to adjust, and continued to put it in front of buyers.

But real estate can be a reminder that sometimes it simply takes the right buyer at the right time.

My sellers have been incredibly patient through this entire process. They’ve experienced the excitement of going under contract twice before, only to have both deals fall apart late in the process. Anyone who has sold a home knows how frustrating and emotionally exhausting that can be — especially when you think you’re finally at the finish line.

So getting this one back under contract feels especially good.

Even better, these buyers were able to waive the appraisal, which means we’ve removed one more potential hurdle between us and closing.

Saying goodbye to this beautiful home today...
