With just 5 DAYS LEFT IN 2022, I wanted to wrap up this year with a celebratory and reflective 5-Day New Year’s Countdown and I challenge YOU to join me!

I'm putting my thoughts here to help remind me where I’ve been and to let you know you’re not alone if you’re still trying to figure out this crazy journey of life.

Without further ado:

DAY 5: Five Lessons Learned in 2022

[*Share five lessons you learned in 2022 - be as vulnerable as you feel comfortable!]

Examples:

1. When you mess up, the best thing to do is admit it plainly and say you’re sorry.
2. People close to me deserve my full attention. Phone down, eyes up, work aside.
3. It’s okay to put up boundaries with certain people. Not everyone will understand the boundaries, but that’s okay.
4. Sometimes when you try something, it’s a big, fat failure. That doesn’t say anything about you, your gifts, or your worth.

Wishing you all a very merry Christmas! May your day be filled with laughter, love, and holiday cheer 🎄✨

Also, I wanted to stop by with some exciting news - Santa sent over your wish list (he doesn't have his real estate license, so he gave me a call!)

I know that dream home may not be under the tree, but just drop your email in a DM, and I'll set you up an automated search so you get an email as soon as a home hits the market that checks all your boxes! 😉

Merry Christmas, everyone!

Here’s me reminding you of two things:

1. You only have four days left to get it together for Christmas Day.
2. Today is the first official day of winter.

(I say we pause the Christmas crazies just for a bit, light the fire, kick our feet up, and drink to the new season in style.) Afterward, you can knock out these quick and easy tips to get your home ready for the cold weather ahead:

1. Change your air filters and adjust your thermostat.
2. Switch your ceiling fans to rotate clockwise.
3. Cover patio furniture and store removable cushions.
4. Disconnect exterior hoses from their spigots.
5. Buy ice melt to have on hand.

Happy first day of winter! What’s your favorite thing about the season? Drop it in the comments below!

Let me introduce you to a Holiday favorite in this household: Buttery Breakfast Christmas Casserole

You read that right... the word buttery is in the TITLE of this recipe.

The focus of the holidays is always on the dinner

But what about feeding hungry house guests the morning of or the morning after a big holiday sha-bang?!

This one is a crowd favorite and requested year after year (sorry turkey and ham) and is SO easy to prep ahead of time!

Let's get into it!
1 lb pre-cooked croissants (about 5 to 7), split in half lengthwise
1 tbsp olive oil, more for baking dish
1 bunch scallions thinly sliced, greens reserved
1 lb sweet Italian sausage, casings removed
2 tsp finely chopped fresh sage
8 eggs
3 cups whole milk
1 cup heavy cream
8 ounces Gruyère, grated (2 cups)
1¼ teaspoons kosher salt
1 teaspoon black pepper

Instructions for this Recipe can be found on New York Times Cooking - Or abbreviated below!

Step 1
Tear croissants into large bite-size pieces, set aside

Step 2
In a skillet over medium heat, warm the olive oil. Add sliced scallions and sausage meat, breaking up meat with a fork, until mixture is well browned, about 5 minutes. Stir in sage, and remove from heat.

Step 3
In a large bowl, toss together croissants and sausage mixture. In a separate bowl, whisk together eggs, milk, cream, 1½ cups cheese, salt and pepper.

Step 4
Oil a 9- x 13-inch baking dish. Turn croissant mixture into pan, spreading it out evenly over the bottom. Pour egg mixture into pan. Cover with plastic wrap and refrigerate at least 4 hrs or overnight.

Step 5
Ready to bake? Heat oven to 350 degrees. Scatter remaining cheese over top. Bake until golden brown and firm to the touch, 45 minutes. Let stand 10 minutes. Garnish with sliced scallion tops before serving.

Tonight is the first night of Hanukkah!

If you celebrate, may the week ahead bring you and your loved ones joy, friendship, and laughter.

From my home to yours, have a wonderful Festival of Lights!

FACT: When you buy or sell, you’re in the driver’s seat, start to finish. But you’re gonna need a capable and experienced team that’ll make sure you get where you need to go.

Funny. Sounds a lot like Santa and his trusted team of reindeer, don’t you think?

- Dasher —> A trusted lender
- Dancer —> A reputable inspector
- Prancer —> Title agent
- Vixen —> Appraiser
- Comet —> Buyer or seller’s agent
- Cupid —> An insurance agent
- Donner —> A closing attorney
- Blitzen —> Your BFF on speed dial
- Rudolph —> Me, your trusted Real Estate Agent

If you’re thinking of buying or selling, you ARE in the driver’s seat, but you’ll never go the journey alone.

If you'd like, send me a DM. I’d love to share how I make the buying or selling process smooth, easy, and clear of any reindeer games!

THIS: “The way you spend Christmas is far more important than how much.” - Henry David Thoreau

Thoreau was onto something, I think. I don’t know about you, but I needed this today. The last thing I wanna do is slide into the holidays irritated, exhausted, and focused on the wrong things.

So here’s me saying NO to the price tags and pressure to keep up, and YES to the very best parts of the holiday season. Things like:

*Share 3-4 things about the holidays that you love. Examples:

Tree-lighting ceremonies with friends
Fuzzy slippers, a glass of wine, and It’s a Wonderful Life
Watching my kids’ faces as they open their gifts
A peaceful walk at dark with my four-legged friend taking in the neighborhood Christmas lights*

Are you with me? Let’s do this season right. Tag someone who needs to hear this, or save it for later when you need a gentle reminder!

It’s December. And that means you don’t have time to read long and boring posts about getting a mortgage. What instead? THIS lightning-round mortgage FAQ!

Q: Should I shop around for the best rate?
A: A thousand times YES! And don’t worry about stepping on lenders' toes. Tell them you’d like to work with them, but you’re shopping around for the best rate.

Q: Will multiple mortgage loan applications hurt my credit score?
A: Maybe by a few points, but not enough to keep you from comparison shopping. As long as credit inquiries are made within a few days of one another, each is typically counted as a single inquiry for credit-scoring purposes.

Q: How far in advance should I apply for a mortgage?
A: The sooner, the better, but apply only when you’re almost certain to buy. Pre-approval letters are valid anywhere from 30-90 days.

There, that was quick, wasn’t it? Have more questions? I have answers! DM me, I’d love to help.
