The home usually goes through probate. The court decides who inherits it. This can take some time and add unnecessary stress.

📜✍️Will
A will says who gets the home.

🔸️Trust
A properly set up trust can allow the home to transfer directlv to heirs without probate.

✔️The trust must be funded, meaning the home is actually transferred into the trust.

✔️If there is a mortgage, lenders usually need to be notified and insurance and other records may need updated.

More Flexibility for Today’s Buyers
Programs continue to expand in ways that reflect how today’s buyers are approaching homeownership.

Support for first-time buyers remains strong, with 1,666 programs (62%) available to those entering the market. First-generation buyer programs also remain steady, helping expand access for households without a history of homeownership.

In addition, 284 programs (11%) have no income limits, giving lenders more flexibility to qualify a broader range of borrowers, including those in the “missing middle” who may earn too much for traditional assistance but still face affordability constraints.

The Yelm market is definitely shifting — but in a good way for both buyers and sellers. 👏

We’re seeing more inventory hit the market, which means buyers finally have a little more breathing room and more options to choose from. At the same time, well-priced homes in Yelm are still moving quickly and holding strong value. Homes are averaging around 13–36 days on market depending on pricing and condition, and median home prices are still hovering around the $500K range.

What does that really mean?
➡️ Buyers have more opportunity and negotiating power than they did the last few years.
➡️ Sellers can still absolutely succeed with the right pricing, marketing, and strategy.

Today we remember and honor the brave men and women who made the ultimate sacrifice for our country. 🇺🇸

Memorial Day is more than a long weekend — it’s a reminder of the courage, service, and selflessness of those who gave everything so we could enjoy the freedoms we often take for granted.

As a military family, this day holds a special place in my heart. To the families carrying the weight of loss today, we see you, we honor you, and we thank you.
