Here's what I see happen a lot: buyers hold off, hoping for a better number. Rates dip a little, demand spikes, competition comes back, and prices go up. The monthly payment ends up about the same anyway.

That's not me saying rates don't matter. They do. But they're one piece of the equation, not the whole thing.

If you used your VA loan on your last home and still own it, you may have remaining entitlement available for your next purchase. This is called bonus entitlement, and it means you could buy in Thurston County with $0 down even if you haven't sold your previous home.

Every situation is different. It depends on your loan balance, county loan limits, and how your entitlement was used. But this is worth a conversation before you assume you can't use the VA benefit again.
