This past Friday marked the end of my sellers time in Lacey, WA!

She had bought this home just a couple years ago in this quiet yet busy-friendly neighborhood. She had reached out to me mid March to discuss the present market, comparable homes (pricing, avg days on market) marketing options, net sales target, all of which lead to just 58 days from beginning to end.

I got to know Julie over the course of these last 3-4 years from our time spent together …..100% me yelling at her and 100% her following directions lol

This was no different. From those years of getting to know Julie, I knew what she was needing, what her communication style was and how to meet her objectives when selling her home🏠

I have three active listings that are just waiting for their perfect new owner —

If you’re considering buying but overwhelmed by all the different media surrounding rates and if it’s the right time here’s a couple things to consider:
✅ Less competition and more homes on the market means more negotiating power as a buyer. Now more than ever, you can help leverage the ability to negotiate closing cost coverage and other things that will truly help homeownership become attainable for you. Down payment assistance programs and negotiating closing costs can mean you’re purchasing a home with hardly any out of pocket!
✅ Interest rates are stabilizing and based on current projections, there isn’t a big drop expected in the near future. Of course, this can change, but instead of focusing on tracking rates and trying to time the market, it’s always better to focus on your personal circumstances and if YOU feel comfortable with the payment and becoming a homeowner.

✅ While home prices are going to vary by local area, nationally, they aren’t expected to fall through the remainder of the year. In most areas, we’ll most likely continue to see prices rise, just more gradually. This means that with rates stabilizing, the potential to negotiate things like closing cost coverage, and the likelihood that home values will continue rise? Now may be a great time to get in the homeownership game and start building generational wealth 🏡
