πŸ’° Wealth Building Through Real Estate

ADU or DADU? What's the Difference?
Looking for a way to create additional income from your property? An Accessory Dwelling Unit (ADU) is a secondary living space attached to or located within the main home, such as a basement apartment or garage conversion. A Detached Accessory Dwelling Unit (DADU) is a completely separate structure on the same property, like a backyard cottage or small guest house.

Many Washington cities and counties now allow ADUs and DADUs, making them an increasingly popular way to generate rental income, create multigenerational living space, or add long-term property value. Depending on local regulations, these homes may be site-built or manufactured, provided they meet local zoning and building requirements.

Thinking about buying a property with ADU potential or adding one to your current home? I'd be happy to help you explore your options, understand local regulations, and determine whether it makes financial sense for your long-term goals.

Ideas to Love Where You Live
Slow Decorating: Why the Best Homes Aren't Finished Overnight
One of my favorite decorating ideas is giving yourself permission to take your time. Rather than rushing to fill every room, designers are encouraging homeowners to decorate slowly, adding meaningful pieces over time that reflect your personality and how you truly live. The result is a home that feels collected, comfortable, and uniquely yours.

Just like building wealth, creating a home you love doesn't happen overnight. It's something you build one thoughtful decision at a time.

πŸŽ‰ **OFFER ACCEPTED!** 🏑🌲

This one makes me especially happy! Congratulations to this wonderful young couple who are officially taking the next step in their homeownership journey!

We looked at a LOT of different possibilities while figuring out exactly what "home" looked like for them. Their wish list wasn't your typical one, they wanted privacy, trees, room to grow a family, space for their camping and hunting lifestyle.

And then we found it. 🌲🏑

8910 Hunter Point Rd NW in Olympia checked those boxes and, most importantly, gave them a property where they could envision building their future together.

That's one of my favorite parts of this job. Sometimes the search is about more than finding a house it's about listening, exploring the possibilities, and finding the place that fits the life you want to create.

Now we're headed into escrow! πŸ”‘πŸŽ‰ I couldn't be more excited for these two and everything ahead.

πŸ“Š South Sound Market Snapshot

Average Sales Price. $550,492 +.8% year over year
Total Inventory 1514 + 26% year over year
New Listings 605 +5%
Homes Sold 395 - 2.2% year over year
Average Days on Market 40 days + 25% year over year

Thoughts:

One thing I've seen firsthand this month is that our market is becoming more balanced, creating opportunities for both buyers and sellers, but success depends on having the right strategy.

While inventory has increased and buyers have more homes to choose from, well-priced homes are still generating strong interest and, in some cases, multiple offers. Buyers may have more room to negotiate closing cost assistance or inspection repairs, while sellers who price strategically and prepare their homes well are continuing to see excellent results.

That's why I believe every market requires a different approach. I have the privilege of working with both buyers and sellers every day, which gives me a unique perspective on what each side is experiencing. Whether you're buying your first home, preparing to sell, or simply wondering what today's market means for your future, I'm here to help you navigate the process with confidence and a strategy that's tailored to your goals.

🌲 A Note from Trish
August always feels like the bridge between two seasons. It's the time for squeezing in one last summer getaway, enjoying long evenings outside, and making those final memories before school starts and our routines begin to settle back in.

I hope you've had a chance to enjoy everything that makes living in the South Sound so special, from sunny afternoons on the water and local festivals to hiking our beautiful trails or simply relaxing with family and friends in your own backyard. Summer always seems to fly by, so here's your reminder to soak up every moment that's left.

In this month's edition, I've rounded up a few great local events, home inspiration, ideas for building long-term wealth through real estate, and one of my favorite local restaurants to help you enjoy the rest of the season. I hope you find something that inspires your next adventure!

Wishing you a wonderful August!

πŸŽ‰ **Under Contract in Just 3 Days!**

The market is still rewarding homes that are well prepared, strategically priced, and professionally marketed.

This home received multiple offers and is now under contract in just 3 days! Most importantly, both the buyers and sellers are excited about the outcome, a true win-win.

Congratulations to my amazing sellers as they begin their next chapter, and to the buyers who found a place to call home. Thank you for trusting me to guide you through the process!

Thinking about making a move? I'd love to help you create a strategy that works for your goals and today's market.
