Your business can support our local workforce by investing in Harriman Hill III — and you’ll receive a credit on your NH business taxes!
Tax credit donors get a NH state tax credit worth 75% of their donation, which can be used to reduce their NH Business Enterprise Tax (BET) or Business Profits Tax (BPT). Basically, you can use a big chunk of your state tax dollars to address workforce housing needs in the Lakes Region rather than sending all that money to Concord.
We relied on bridge financing to get Harriman Hill III into construction. Your tax credit purchase will enable us to pay that off when construction is done. This frees up capital so we can invest in our next project and continue to address the housing shortage.

Construction is starting to wrap up at our latest workforce housing development, Harriman Hill III in Wolfeboro! A few of the buildings are complete, and the first coat of paving is done on the parking lot. We anticipate construction of this 30-unit development being 100% complete by the end of August.

A Message from Carmen Lorentz

The biggest gaps in our housing continuum here in the Lakes Region are 1) we need more rental housing that is affordable to people with extremely low income; and 2) we need homeownership opportunities for households with moderate income, including first-time buyers and seniors looking to downsize.

The plain truth is that the free market is not delivering either of these types of housing in the quantities needed to keep up with demographic changes. This has been the case since the 2008 recession when homebuilding slowed and it became more difficult for builders to make any profit on housing for people with low and moderate income.

Without capital subsidy (and rental subsidy in the case of renters with extremely low incomes), the exact kinds of housing we need the most will not be built. Homelessness will continue to put a strain on our communities, and businesses will keep struggling to attract and retain workers.

I encourage folks to ask candidates running for the New Hampshire Legislature about housing. New Hampshire has failed to consistently invest sufficient resources in affordable housing. We need candidates who are forward-thinking and will take bold action to address our housing crisis.

This election season, please ask candidates how, specifically, they think we can encourage the development of more supportive housing and more affordable homeownership opportunities.

Thank you to Franklin Savings Bank for their recent grant to help replenish our Good Neighbor Fund!

We use our Good Neighbor Fund to assist tenants with very low income who experience a financial hardship. The goal is always to help them maintain stable housing.

In 2025, we paid out $25,371 on behalf of 45 households to assist with rent & utility balances, car repairs, emergency medical expenses, and household supplies. We are very proud of the impact that our Good Neighbor Fund has on our tenants, and we are grateful to FSB for their support!

We are hiring! Help us find a new Resident Services Coordinator for our Laconia and Tilton portfolio by sharing this job posting (view on our website). Melissa Shadden-Cyr has served in this role since May 2021. She will be moving on to a new job later this summer as the School Social Worker at SAU 4 (Newfound Area School District). We are looking for someone with experience in the human services field to fill the role immediately.

LRCD’s Resident Services Coordinators work to strengthen factors that improve the health and well-being of our tenants. This includes resource brokering and assistance with benefits, coordinating educational programming, supporting community building activities by residents (e.g., events, gardens, community clean-up days), coordinating youth leadership opportunities, providing mediation, and mentoring / coaching residents. Resident Services Coordinators at LRCD are an integral part of our asset management strategy and work closely with our third-party property manager.
