The FHA 203k loan is designed to help homebuyers and homeowners finance the purchase or refinance of a home AND the cost of its renovations or repairs.

The loan combines the cost of the home purchase or refinance and the renovation expenses into one mortgage. This can be a convenient option for homebuyers or homeowners who want to renovate or repair a property but don't have the cash available to cover the costs upfront.

Let's say you find a duplex listed for $300,000 that needs $75,000 worth of repairs and renovations. You plan to live in one unit and rent out the other.

To finance the purchase and renovation of the duplex, you could apply for an FHA 203k loan. With this loan, you could borrow the full $375,000 (the purchase price plus renovation costs) and use the funds to purchase the duplex and make the necessary repairs and renovations.

Assuming you meet the eligibility requirements and qualify for the loan, you would make a down payment of at least 3.5% of the total loan amount ($13,125 in this example) and pay mortgage insurance on the loan.

Once the renovations are complete, you could move into one unit and begin renting out the other. The rental income could potentially cover a portion of your mortgage payments and help you offset the costs of the loan. Additionally, the value of the property may increase due to the renovations, providing a potential return on investment if you decide to sell the property in the future.
