Non contingent and SOLD👏🏼
Best case scenario was to list my clients house for sale, then⤵️
-Start searching for their next house⤵️
-Go under contract on their next house not contingent⤵️
-Go under contract on their home for sale⤵️
-Close on their new house and move stuff in⤵️
-Close on their home for sale shortly after to avoid paying two mortgages⤵️
AND THATS EXACTLY WHAT HAPPENED‼️
We closed on their new home and 5 days later sold their first house🎉
Being a contingent buyer means you make an offer on the next home contingent on you being able to sell your current house first. However, this often makes your offer seen as a weaker offer because the seller is taking a bigger risk on your ability to actually close on their home within the agreed upon timeframe.
We were able to accomplish this move without being contingent and still time both sales quite perfectly to avoid paying two mortgages.
This was definitely a team effort and what we don’t often hear about are that the lenders, attorneys, home inspectors, service providers, and many others play a huge part in getting everything complete. It’s a team effort🙌🏼
