According to data from the Federal Reserve Bank of Atlanta and Redfin, wages have recently been growing faster than home prices! At the same time, National Association of Realtors data shows home prices have stayed relatively stable overall!

What the headlines don’t tell you is homeowner equity is also near record highs!

Today, homeowners hold over twice as much equity as mortgage debt nationwide! That’s a major difference from 2008!

And here in Indiana, the market is still showing strength:
- Indiana home values are up about 3% year over
year
- Median home prices are up roughly 4%
- Homes are still going pending in around
30-49 days statewide

The bottom line? Today’s housing market is built on a much stronger foundation than many people realize!

There’s a lot more to consider than just “new vs old” when buying a home!

Here are a few things buyers should keep in mind:

✔️ Existing homes can come with bidding wars and price volatility
✔️ New construction pricing is often set ahead of time in planned neighborhoods
✔️ Existing homes almost always come with closing costs
✔️ Builders will sometimes help cover closing costs as an incentive
✔️ Renovations and repairs can get expensive in older homes
✔️ Upgrades during the build process are usually cheaper than doing them later
✔️ Older homes were built to yesterday’s code
✔️ New construction is built to today’s standards and efficiency
✔️ Maintenance costs are often much lower in a brand-new home
✔️ Many newer homes are designed with future weather and climate resilience in mind

One of the biggest questions buyers should ask themselves is simple: “Am I handy?” 🔨

One of the biggest concerns buyers have right now is:

“What if I buy and home prices go down?”

That concern is understandable!Buying a home is a major financial decision but when you zoom out and look at history, home values have generally risen over time!

Outside of the 2008 housing crash, home prices have either remained steady or appreciated in almost every year dating back to the 1950s! While short-term dips can happen in certain markets, real estate has historically rewarded long-term homeowners and in our local market homes are still appreciating! 📊

A few reasons values tend to rise:

- People will always need housing
- Inventory still remains limited in many areas,
including here in Tippecanoe County
- Inflation naturally pushes home values higher over
time
