Ensuring that all successions are opened or complete is a critical step in the real estate transaction process. Without proper succession documentation, there can be significant legal hurdles that may delay or even prevent the transaction from reaching the closing table. This involves verifying that all heirs or beneficiaries have been properly identified and that any necessary transfers of ownership have been legally recorded. By meticulously managing these details, we can facilitate a smooth transition and avoid potential disputes, ultimately ensuring that the transaction progresses efficiently to a successful closing.

A major portion of my legal practice is assisting families with successions in connection with real estate transactions. Unfortunately, most families do not find out that they need a succession until the end of the transaction which ultimately jeopardizes the successful closing of the sale.
