πŸŽ‰ Just Closed!

This one was in the works for a couple of years, and we're excited to officially celebrate a successful closing.

After receiving an unsolicited offer for The Corner Pantry Grocery, Restaurant, & Catering one priority remained clear: finding the right space so Connie could continue the catering business the community has enjoyed for decades.

We're happy to share that a new commercial kitchen has been secured, and Connie's Catering will soon be opening at 203 Wi******er Drive after the installation of new kitchen equipment.

Thank you for trusting us to be part of this transaction. Congratulations to everyone involved, and we wish you continued success in your new location.

When evaluating land in South Louisiana, flood zone designation is one of the most significant factors affecting what your property is worth and who can buy it.

Louisiana has more land classified as high-risk flood zone than any other state in the country. Understanding how this affects a land transaction is something every South Louisiana landowner should know.

Here's what flood zone designation actually affects:

β€’ Financing β€” lenders require flood insurance on any federally backed loan for property with improvements in a high-risk zone, which affects what a buyer can afford and how they can structure a purchase
β€’ Value β€” properties can have varying values and uses. Knowing the flood zones and boundaries greatly affect both values and uses.

None of this means flood-zone land can't sell β€” it absolutely does, and we've closed many of those transactions. But pricing it correctly and marketing it to the right buyers requires experience and an honest conversation upfront.

If you own land in South Louisiana and aren't sure how its flood designation affects its value, we're glad to talk it through.

Mid-year check-in: Lafayette Parish's commercial real estate market posted $423.7 million in total dollar volume in 2025 β€” a 41% jump year-over-year and the highest annual total on record.

What's driving it?

πŸ“¦ Industrial activity along major corridors
πŸ›’ Retail demand holding strong across key submarkets
🌾 Land sales accelerating at the parish's growth edges β€” signaling where the next wave of development is taking shape

What this means if you own commercial property right now: the market is active, buyers are engaged, and well-positioned properties are moving. If you've been on the fence about selling or leasing, this is worth a conversation.

We track this market closely β€” it's our home. Let's talk about what it means for your specific property.

For many business owners in South Louisiana, the building is worth more than the business inside it.

When retirement starts moving from "someday" to "soon," one of the most important conversations you can have is about what to do with your commercial real estate β€” before you need to do anything.

Options include:
πŸ”΅ Selling outright and timing it strategically
πŸ”΅ Sale-leaseback arrangements to stay in the space while monetizing the asset
πŸ”΅ 1031 exchanges to defer capital gains
πŸ”΅ Transitioning to investment property for ongoing income

These decisions intersect with your taxes, your estate plan, and your timeline. Done right, they can fund years of retirement. Done in a rush, they can cost you significantly.

Talk to us early. That's when we're most useful.

Louisiana has over 137,000 commercial properties statewide β€” and activity in the Acadiana corridor continues to reflect both opportunity and selectivity.

A few things we're watching in the current market:

πŸ“Š Inventory is up β€” more options for buyers and tenants, which means pricing precision matters more than ever for sellers
πŸ— Industrial demand remains active in the Lafayette-to-Lake Charles corridor, driven by energy-sector activity
🏒 Office space continues to evolve β€” smaller, more functional footprints are winning
🌾 Land values are holding steady, with strong interest from developers and agricultural buyers alike

Markets shift. Local knowledge doesn't go stale.

Want a current read on your sector or property type? We're happy to share what we're seeing on the ground.

Here's a number worth knowing: Louisiana farmland averages around $4,350 per acre β€” but that number can vary significantly depending on parish, drainage, access, and land use.

If you inherited land (or haven't had it appraised in a few years), you may be sitting on more β€” or less β€” than you think.

Pricing land correctly from the start is one of the most important things we do. Overprice it, and it sits. Underprice it, and you leave money on the table that belongs to your family.

We've been through this process many times across South Louisiana. We'd be glad to walk you through what your land is worth today. No pressure, just answers.

One of the biggest mistakes sellers make is assuming a property is worth whatever number they saw online or heard from someone else.

Real estate value is shaped by much more than a listing price. Timing, buyer demand, location, access, property condition, financing, and local activity all play a role.

Pricing a property realistically from the beginning often creates stronger interest, better negotiations, and a smoother path to closing.

One of the biggest misconceptions in commercial real estate is that every property will sell quickly if it’s simply listed online.

In reality, pricing strategy, property positioning, timing, buyer demand, and targeted outreach all play a major role.

Sometimes the issue isn’t exposure. It’s making sure the property is reaching qualified buyers with the right message and realistic expectations from the start.

If you're looking for an advisor you can trust β€” not just a broker to sign a contract with β€” we'd like to earn that trust.

Inheriting land often comes with more questions than answers. Here are a few things we walk families through every week:

βœ… Get a current market valuation β€” land values shift, and what it was worth 10 years ago may be very different today
βœ… Understand the carrying costs β€” property taxes, maintenance, and insurance add up while you decide
βœ… Know your basis β€” there are potential tax advantages to selling inherited property vs. land you've owned long-term (talk to your CPA)
βœ… Don't rush, but don't stall β€” the right timeline is informed, not indefinite

Selling land your family has held for generations is an emotional decision as much as a financial one. We understand that β€” and we've helped many families navigate it with care.

There's no obligation to sell. But there's real value in knowing your options.
