One of the biggest mistakes I see buyers make is falling in love with homes before they’re fully pre-approved.

Imagine finding the perfect house, getting excited about making an offer, and then discovering there are financing issues that could have been addressed weeks earlier.

Getting pre-approved helps uncover potential roadblocks before you’re under contract. It also gives you a clearer picture of your budget and can make your offer stronger when the right home comes along.

A little preparation now can save a lot of stress later.

🏡 I learned something interesting this week while speaking with a small group of people that I thought was worth sharing.

There are a lot of people think that being qualified for a loan and being pre-approved for a loan are the same thing. They’re actually very different.

For example, someone may qualify for a VA loan because of their military service. That’s great! But that doesn’t automatically mean they’re pre-approved to buy a home.

A lender still has to review things like income, credit, debt, and employment history before issuing a pre-approval.

The easiest way to think about it is this:

✅ Qualified = You’re eligible for the loan program.

✅ Pre-Approved = A lender has reviewed your finances and determined what you can realistically purchase.

It’s a small distinction, but it can save buyers a lot of time, frustration, and disappointment during the home search process.

That’s why I always encourage buyers to have a conversation with a trusted lender before they start looking at homes.

Hey everyone! I know it’s been a while since I’ve posted. Like so many of us, I also wear multiple hats, and even though I am still licensed and helping buyers and sellers everyday, I can honestly say that interacting on social media was not a top priority as of late.
