What is a 2-1 Buydown? 🏡

A 2-1 buydown is a way to temporarily lower a buyer’s mortgage interest rate for the first two years of their loan.

Here’s how it works:

Year 1: Your interest rate is reduced by 2%
Year 2: Your interest rate is reduced by 1%
Year 3 and after: Your rate goes back to the original locked-in rate

For example, if your locked-in rate is 6.5%, your payment would be based on:

Year 1: 4.5%
Year 2: 5.5%
Year 3+: 6.5%

This can help buyers ease into homeownership with a lower payment at the beginning — especially when moving, furnishing, or adjusting to new expenses. The cost is usually paid upfront and can sometimes be negotiated as a seller credit.

Buyer tip: A 2-1 buydown doesn’t permanently lower your rate, but it can make the first couple of years more affordable. Always make sure you’re comfortable with the payment once the full rate kicks in. ✨

New laws and MLS rules now require this agreement before touring homes, and honestly? That’s a good thing. It clearly outlines who represents you, how compensation works, and what you can expect from me every step of the way.
