🏡 REALTORS® — PART 2: LET'S TALK APPRAISALS!
With the UAD 3.6 changes coming November 2, there are a few things you can do BEFORE the appraisal is ordered that can help keep the process moving.
Here are 5 things I want every agent to have on their radar:
1️⃣ SHARE THE MLS LISTING
Make sure your lender has the most current and accurate property information.
2️⃣ FLAG ADDITIONS & RENOVATIONS
Tell us about additions, remodels, ADUs, pools, outbuildings and other unique features.
3️⃣ DOUBLE-CHECK SQUARE FOOTAGE
Make sure the square footage, room count and property characteristics being marketed are accurate and consistent with available records when possible.
4️⃣ GATHER SUPPORTING DOCUMENTATION
Have permits, plans or other documentation available when applicable.
5️⃣ COMMUNICATE ANYTHING THAT COULD AFFECT VALUE
Condition issues, repairs, easements, disputes, unusual features or other relevant information shouldn't be a surprise.
💡 The takeaway?
The more accurate information available upfront, the easier it is for the appraiser and lender to understand the property — and the smoother the process can be.
And remember: UAD 3.6 becomes mandatory for NEW appraisal submissions to UCDP beginning November 2, 2026. The mandate is based on the initial UCDP submission date, not simply when the appraisal was ordered or when the appraiser inspected the property.
