Today, while inspecting a home advertised as "beautifully remodeled," I stumbled upon an unusual issue that may be a first in my inspection career (5000+ inspections performed). The newly installed electrical panel, located in a clothing closet (no longer a standard practice), had its main breaker turned off, however all the lights were on in the home. Further evaluation revealed that the service wire feeding the primary 150-amp breaker was too short, resulting in the installation of a double 70-amp breaker as a “substitute” main breaker (instead of upgrading the service wires). Whether you're buying, selling, or seeking to assess your home's condition, I invite you to reach out to me. Additionally, the 27-year-old air conditioning unit was another notable discovery during my inspection.
