Y’all, let’s cut to the chase: the real estate market has slowed down tremendously
This past week, I’ve been diving deep into the 2024 data:
—pulling insights from the census and residential stats from our local MLS
—to understand exactly what’s happening in our local market.
Why? Because I’m using this information to set client expectations but also to help create wins for them.
For the past few years, we’ve been riding the wild wave of homes selling in hours, multiple offers, and bidding wars. But now? Things have shifted, and this slower pace is actually what NORMAL looks like.
Here’s what the data tells us about the market in our area right now:
✅ Buyers are slowing down and being more intentional.
✅ Sellers are seeing about one showing a week.
✅ Homes are averaging 71 days on the market.
✅ Real negotiations are making a comeback.
It’s easy to panic when things change, but this isn’t a slowdown—it’s stability. And stability is good. Stability is healthy.
