Homes Are Selling in Acadiana—But Strategy Matters

If you’ve been wondering whether now is still a good time to sell your Acadiana home, the latest numbers show plenty of market activity.

From August 1 through September 1, 517 residential properties sold, representing more than $138 million in sales volume. The median sold price was $235,000, while sellers received an average of approximately 98% of their last list price.

That’s an important number for homeowners. Buyers are still buying, but with 2,075 active listings currently on the market, they also have options.

What does that mean for sellers?

Today’s market rewards homes that are priced correctly, prepared well, and marketed effectively from day one. Overpricing with the expectation that a buyer will eventually come along can cost valuable time. Current active listings have been on the market an average of 139 days, while properties that actually sold averaged 72 days.

The opportunity is there—you just need a strategy built for today’s market, not the market from a few years ago.
