The right house is usually the one where the important boxes are checked, and the compromises are ones you can live with.

Q. Should we price high so we have room to negotiate?

Most sellers ask this at some point. The challenge is that buyers don't compare your home to what you hope to get. They compare it to every other home on the market.

A home that's priced well creates interest. More interest often leads to stronger offers than starting high and reducing later.

Every home is different, which is why pricing is more strategy than math.
