One day—not very far away—a homeowner will click “Sell My Home,” upload photos, inspections, improvements and property details, then hit Save. And the magic begins. AI will analyze the home, estimate its value, recommend improvements, calculate selling costs and net proceeds, and even suggest a strategy for bringing it to market. Pretty amazing.

But here’s what AI won’t know. It can’t walk through a home and understand how it actually feels. It won’t always know which improvements buyers will reward—or which are a waste of money. And it doesn’t have human connections and relationships with the agents and buyers who are in the market or know about the off-market opportunities that may exist.

Lastly, it doesn’t know the nuances of negotiations and the skills to put a deal together and provide buyers with expert advice on how to compete with multiple offers or managing multiple offer scenarios for sellers.

Good agents will be irreplaceable. Hire one of them!

Never Forget.

Twenty-five years ago, after the attacks of 9/11, we all felt a sense of helplessness. I felt compelled to do something—anything—to bring friends and family together in support of our country.

That idea became Day on the Green, a charity golf tournament with our first proceeds going to the American Red Cross. It continued for four more years, supporting local organizations including Las Trampas, Xenophon, the Lafayette Reservoir and Mazey School.

Looking back 25 years later, the message feels just as important: Never Forget. And when things seem overwhelming, find a way—big or small—to bring people together and make a difference.

The new normal in Lamorinda

Not long ago, back in 2021 and 2022, a well positioned home with a smart list price would “call for offers” on a specific date. This is no longer the story-line.

The new normal for desirable homes is:

1. List on the Compass site as Private Exclusive, send text messages to local top agents and schedule pre-market showings.

2. Entertain premptive offers with the expectation that more than one offer comes in.

3. Leverage this off-market scenario and sell your home at a high price, with far less hassle and limited pre-list preparations.

For buyers: best to sign a buyer-broker agreement with an agent who is dialed-in….bringing these choice listings to you before the public gets to see them online and during open houses.

For sellers: hire a seasoned agent who is well connected in the real estate world and the community. Pre-inspect, price correctly and create an exclusive off-market buzz.
