📊 ACADIANA REAL ESTATE MARKET UPDATE | JULY 2026

How does our local market compare to this time last year? Here’s a quick look at July 2026 vs. July 2025:

🏡 New Listings: 651 | ↓ 11.9%
✍️ Pending Sales: 488 | ↓ 10.0%
🔑 Closed Sales: 516 | No change
⏰ Days on Market: 72 days | ↑ 2.9%
🏘️ Homes for Sale: 2,186 | ↓ 2.4%

So, what does all of this actually mean?

We have fewer new homes hitting the market and fewer homes going under contract, but interestingly enough, closed sales are holding steady.

For sellers, there’s slightly less competition, but buyers are being selective. Pricing your home correctly and making a strong first impression still matter.

For buyers, inventory is slightly lower, but homes are taking an average of 72 days to sell. That can mean a little more breathing room and potential negotiating power on the right property.

The Acadiana market is still moving. It’s just moving a little differently than it was this time last year.
