In June 2025, the median list price in Lafayette was ~$275,000, up ~2.2% from the previous month. The median price per square foot was ~$149. 
•County Listings Showing Strength
For Lafayette County, the median list price in June 2025 was $284,500 (a +2.0% monthly increase) and ~$155 per sq ft. 
•Inventory & Days on Market
From an Advertiser “Data Central” market report, Lafayette Parish in May 2025 showed a median days on market of 69 days, and a median price per square foot ~$163. 

🔑Takeaway for Lafayette Region: The listing side is firming up, with modest upward movement in list price and steady demand. But homes aren’t flying off the shelf; buyers are likely getting a bit more time to evaluate.



☀️Iberia / New Iberia / Iberia Parish
•Median Listing Price in New Iberia (ZIP 70560)
In September 2025, the median listing price in 70560 was ~$150,000 — up ~11.1% year over year. 
•Iberia Parish Trends (MLS / Broker data via Redfin)
For Iberia Parish, recent data shows +13.8% year-over-year appreciation, with a median sale price of ~$148,000 and average days on market of ~74 days (versus ~92 days last year). 

•Redfin’s More Conservative View
Redfin also notes that, in a past month, Iberia Parish prices were down by 13.3% compared to the prior year, hinting that volatility or data timing differences are at play.

Homes in St. Landry are selling in about 55 days (versus ~79 days a year ago). Sales volume is up: 35 homes sold in the most recent month vs. 29 last year. 
•Higher Price Tiers on the Decline
A “Real Estate Market Report” site shows that for June 2025, the 95th percentile price in St. Landry dropped ~16.8%. The median price was ~$150,500, also a decline. 
•Listing Price Trends (FRED / Economic Data)
The average listing price in St. Landry Parish (data via FRED) in September 2025 was ~$277,394. 

🔑Takeaway for St. Landry:
The overall value trend is somewhat softening, especially at higher price levels. But lower- and mid-tier homes that are fairly priced and in good condition are still getting traction.
