Nineteen years in, Jeremy Harson Commerical Real Estate has seen closings hinge on very different things. Sometimes it takes a big strategic shift — finding the right price or a path to ownership. Other times it’s the smallest details — surveys, utilities, zoning — that can quietly derail a deal if they’re missed. Navigating both helped Jeremy earn Top Producer at NAI Rampart in September, highlighted by two industrial acquisitions in Acadiana.
The first: a 15,000-square-foot facility in Broussard, originally marketed only for lease. The fit was clear for Jeremy’s client, a growing manufacturer who needed room to grow. Equipped with climate control and specialized machinery, Jeremy pushed to open a purchase conversation.. Shifting the property from a lease-only listing to a sale brought its own hurdles, but agents on both sides kept the deal moving, leading to a $2.18 million acquisition.
That deal underscored what Jeremy sees as a constant in commercial real estate: exercising judgment and keeping momentum without forcing it. “You have to be able to listen,” he says. “Establish expectations, and know when to push or when to back off.”
The second deal, on Highway 90 in New Iberia, put that philosophy to the test. A vacant dealership — 30,000 square feet on 12 acres — offered the mix of visibility, shop space, and storage the buyer needed. When early negotiations stalled over price, Jeremy’s move was patience — to wait, not press. When the talks reopened weeks later, he was ready — and this time the challenge was less about price than process.
With the buyer out of state, Jeremy took the reins locally, steering permits, zoning, surveys, and utility transfers. “You have to really focus on those smaller details,” he says. “They’re easy to miss, and they can complicate a deal.” The property closed at $1.6 million.
Jeremy credits his success to the same habits across every cycle. “Commercial is a process,” he says. “It’s not cookie cutter on every deal. You need to put the work in, try to work with seasoned agents if you’re new, and provide value to your clients and your colleagues.”
