• Rates just touched 6.64% (3-month high)
• Buyer demand cooled fast (apps dropped from +12% → +5%)
• 1 in 7 deals fell apart last month
👉 That 6.6% range?
That’s the line in the sand.
Below it → buyers move 🏃
Above it → buyers pause 🛑
And right now… we’re sitting right on it heading into spring.
