If you ever build, that pre-drywall walk is the last time the house is this easy to read.

- Take one wide photo of every wall so you can find plumbing, wiring, and studs later.
- Save close shots of outlet, switch, and light locations room by room.
- Document where support was added for TVs, curtain rods, cabinets, and bath hardware.
- Note shower niches, outdoor faucets, attic access, and any speaker or security wiring.

If you're planning a new build in Lafayette or Youngsville, I can help you go in with a simple checklist.

Not every pre-listing issue deserves the same budget.

I sort them into 3 buckets: fix anything that affects safety, daily function, or financing, style around cosmetic distractions that pull focus in photos or showings, and disclose known issues with the paperwork ready. Walk room by room today and label each item fix, style, or disclose before you spend a dollar.

When I help sellers around Lafayette, that quick sort usually keeps prep practical and keeps sellers from spending in the wrong places.

If you want a second set of eyes on your list, I’m happy to help.

Want custom finishes without making resale harder later?

Start with the surfaces that are expensive to replace, keep your big finishes in the same warm or cool family, and save your boldest choices for paint, lighting, or hardware. That usually makes a new build feel personal without locking it into one moment. Around Lafayette, the homes that age best usually feel edited, not overdone.

If you're picking finishes now, I'm happy to be a second set of eyes.

Trying to choose between the brand-new home that’s finished and the one you can shape from the start?

A simple rule: start with your top priority. If timing matters most, lean move-in ready. If having more say in finishes matters most and you can wait, buying earlier in the build may be the better fit. Before you decide, rank these in order: timeline, total budget, customization.

In Lafayette and Youngsville, I find the choice gets much clearer once you rank those three honestly.

If you want, I can help you compare both without overcomplicating it.

Think the hard part of a new build ends once you're under contract?

It usually speeds up from there. Save every selection deadline, treat change orders like budget decisions, and start your punch list before the home feels move-in ready. Around Lafayette, the smoothest new-construction closings I see are the ones where buyers stay organized early, not just at the end.

If you're planning a build and want a clearer roadmap, I'm happy to talk it through with you.

First selections meeting on the calendar?

The costly part is usually not the paint color. It’s saying yes before you know what is hard to change later. Go in with your floor plan, included features list, appliance specs, measurements, and a few saved photos that point in one clear direction. Then price the built-in choices first: cabinets, flooring, counters, tile, and plumbing. In many Lafayette-area builds, those are the upgrades that are harder to redo after closing.

If you want help sorting the must-do-now choices from the nice-to-do-later ones, I’m happy to help before selections day.

New build contracts can look simple until one vague line gets expensive.

• Allowances: ask what dollar amount is included for each finish and what happens if pricing comes in over.
• Change-order markups: clarify the builder markup before you request any swap.
• Completion timeline: ask what counts as a delay and what happens if closing moves.
• Substitution language: make sure the contract spells out when materials can change and how you’ll be notified.

If you want, I can help you read through these before you sign.

If you're getting ready to list in Lafayette, the first $5,000 usually works hardest in the places buyers clock in seconds.

• Paint the loud rooms first. Fresh warm white or soft neutral walls make the whole house feel cleaner.
• Replace dated fixtures at the entry, dining, and main living areas.
• Refresh the front beds with mulch, trimming, and a cleaner path to the door.
• Fix the little things buyers notice fast: drips, worn caulk, loose hardware, sticky doors.

If you want, I can help you decide what’s worth doing before you spend a dollar.

In the heart of Lafayette, Sonoma Gardens feels like the kind of place where a custom build gets a little more room to breathe.

Listing photos in an occupied home usually go better when we edit, not empty.

Remove the obvious daily clutter first, restyle the surfaces buyers notice most, and keep the pieces that help each room feel grounded and sized right.

When I prep Lafayette-area homes for photos, the biggest shift usually comes from a few calm edits instead of a full clear-out.

If you want, I can help you make a simple room-by-room plan before shoot day.
