Summer is officially over, and as many of us slide into back-to-school schedules, we can take a look at Lafayette Parish real estate activity for August. 🗓️

For resale homes in Lafayette Parish, buyers had 6% more homes to choose from compared to this time last year, and the number of closed sales is also up 5% year-to-date.

The average sale price for resale homes is continuing to hold steady at 6% more than this time last year, coming in at $306,943.

But the nicest number may be days on market. Earlier this year, homes were taking close to 50% longer to sell compared to 2025. In August, that number trickled down to 39% longer days on market. 🐘

For new construction in Lafayette Parish, we are seeing 5% fewer homes to choose from, but a 2% increase in the number of sales and a 2% increase in average sales price.

Traditionally, our Lafayette and Acadiana real estate market slows down in the second half of the year as school starts and the holiday seasons get closer. But life still happens, and plenty of people need to move regardless of the month.

The 4 D’s and a J: death, debt, divorce, delivery of a baby, and jobs make real estate happen every day of the year. 🤰

Another Arla-ism for the home buyers: you have to sign my BRA.

Buyer Representation Agreement, people. Let’s all stay focused. 😂

With the newer real estate rules, buyers now make a written agreement with their agent before touring homes. That agreement outlines our working relationship, your representation, and how buyer agent commission is handled.

In our Lafayette and Acadiana market, we are often successful in negotiating for the seller to cover that commission, but we still have to talk through it clearly and get the agreement signed first.

So yes, if we’re house hunting together… I’m going to need you to sign my BRA. 👙
