TCAD SAYS IT IS WORTH WHAT???!!!
The Travis CAD 2024 taxable values are out, and I doubt they have ever been more confusing!
I have been known to say that it is every property owner's duty to protest their tax assessed value. You cannot protest the tax rate, other than through the power of your vote, but you can readily protest your assessed value.
Whether is is going to do you any good or not, you might consider filing a protest simply to test the process.
It is not hard. You can do this online and only need your property ID and PIN from the Notice of Appraised Value (which you just received in the mail!)
If you feel the need for professional help, you might reach out to a friendly Realtor asking for a Comparative Market Analysis (CMA) of your property to see how the TCAD assessed value compares in the current market.
If you need to go further there are several good property tax consultants, including Gill, Denson & Co (www.GillDenson.com [email protected] 800-918-3502) who are offering a discounted rate of 25% of property tax savings if you mention 1431RealEstate. I have not used them personally, but have been impressed by their professionalism.
Those of you who own unimproved acreage on the North Shore of Lake Travis have my sympathy, as there is simply no logic to some of the 2024 assessed values for these tracts. I am not keen to get involved in tax porotests, but you should feel free to reach out if you think we can help.
