I recently worked on two manufactured homes being purchased with FHA financing, and they’re a great reminder that buyers may have more options than they realize.

šŸ“ Riverside
• 4 bedrooms | 2 bathrooms
• Approx. 1,450 sq. ft.
• Huge 10,000 sq. ft. lot
• Completely remodeled
šŸ’° Purchase price: $580,000

šŸ“ Corona – 55+ Community
• 3 bedrooms | 2 bathrooms
• Approx. 1,400 sq. ft.
• Approx. 3,500 sq. ft. lot
• Built in 2016
šŸ’° Purchase price: $499,000

And here’s the important part: both are being financed with FHA loans.

With traditional home prices still challenging for many buyers, a manufactured home—especially one on its own land or in the right community—can be an alternative path to affordable homeownership.

As both an appraiser and real estate professional, I’m seeing buyers explore options they may not have considered before.

Don’t automatically rule out manufactured housing. It might be the opportunity your buyer has been looking for.

šŸ” FSBO — For Sale By Owner… Has My Opinion Changed?

A few years ago, I would tell homeowners: If you have the time, knowledge, and patience, selling your home yourself might be worth considering if you want to save a few bucks.

But today? My opinion has changed.

The market has changed. Homes are taking longer to sell, buyers have more choices, and prices are starting to teeter in some areas. Pricing, presentation, marketing, negotiation, and follow-up matter more than ever.

Right now, I believe having an experienced real estate professional in your corner can make a significant difference.

Someone who is out there 24/7, understands what buyers are doing, knows how to position and price your property, manages the showings, follows up with agents, negotiates on your behalf—and keeps random people from showing up at your house at all hours.

Saving a few dollars on commission doesn’t necessarily mean you’re saving money if your home sits too long or sells for less than it could have.

In this market, experience matters.

I’m seeing more FHA appraisal assignments, which means it’s a good time for agents, buyers, and sellers to understand how an FHA appraisal differs from a conventional appraisal.

There are additional FHA property requirements and potential repair items that can impact the appraisal—and ultimately the transaction.

Knowing what to look for before the appraiser arrives can help prevent surprises and keep your transaction moving.

Here’s another potential flip in the South Coast Plaza / Metro area.

šŸ”Ø Condition: Totally original — needs kitchen, baths, paint, flooring, windows, doors…the works.
šŸ’µ Fixed-up comps: Around $2,150,000

That gives us roughly $332,000 between the purchase price and potential resale value—and that’s BEFORE renovation costs, carrying costs, property taxes, commissions, escrow/title fees and financing.

The margins get tight pretty quickly.

Could there be money here? Maybe. But at $1.818M with multiple offers, I’d be very careful about chasing the deal and overpaying.
