Mortgage rates continued to rise. Active listings resumed correlation to mortgage rates.

Percentage change for active listings year over year is currently trending upward at a fast pace. Anticipation for substantial increases in active listings is ongoing.

30 Year Fixed Mortgage Rate (03/24/2022): 4.42%

This marks a 30% increase year over year.

For context the 30 Year Fixed Mortgage Rate was 2.65% on 01/07/2021 and 3.22% on 01/06/2022.

Example Mortgage Payment on $900,000 loan.

2.65%: $3,627
3.22%: $3,902
4.42%: $4,517

For this loan amount, the buyer is paying almost $1,000 more per month.

Covid changed the correlation of mortgage rates and active listings. This is not expected to continue forever. When the reset occurs, active listings will skyrocket. I will be updating you all on this trend as it occurs.

The difference between active listings and mortgage rates is the largest it has been since the great recession. This trend preceeded the rate hikes in 2018. When reset occured mortgage rates increased, active listings increased significantly and prices cooled.

Mortgage rates in the U.S. rose for a third straight week, reaching the highest point in almost two years.
