* The average 30-year fixed-rate mortgage rose to 6.44% in the week through Wednesday, hitting the highest level since August (Freddie Mac). A week earlier, it was 6.32%. Average 15-year mortgages jumped to 5.63%, from 5.41% a week earlier. While some buyers may be deterred by this, they may want to consider the alternative.....even higher rates.

* The 30-year fixed-rate mortgage averaged 6.2% last week, down from almost 8% in the fall of 2023. This may be the biggest opportunity for some to lower their monthly cost of housing via re-financing if they 'dated the rate, married the house'.....? * The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($766,550 or less) fell slightly to 6.54% from 6.55%. The refinance share of mortgage activity increased to 48.6% of total applications from 41.7% in the previous week. Applications for a mortgage to purchase a home rose just 3% for the week and were still 8% lower than the same week one year ago. (CNBC)

* Real Estate has multiple tax advantages: One of them is when you inherit property, the IRS applies a stepped-up basis to that asset. This means, for tax purposes, the base price of the asset resets to its value on the day you inherited it. If you were to hypothetically inherit property and then immediately sell it, you would potentially owe no taxes on those assets. The rules are the same whether you jointly own the property or not. Capital gains tax on the jointly owned inherited property will be evenly split, based on the ownership stake, for each owner who inherited a piece of the property.
